Find Out What Was So Disturbing...

For years some homeowners were "just renewing" their Home Insurance policies. Possibly not even aware of the most recent changes that could really affect them financially. Just recently our area was only "brushed" by with super storm Sandy and hurricane Irene. Had Sandy held her course just a little more east we would have had a much worse situation on hand than what we did.

What was so disturbing? The deductible! The deductible has seen drastic changes in the past few years as a direct result of these storms. The regular or standard deductible that was once all a home policy had, has grow into four different types of deductibles today. All of these "new" deductibles, should a substantial storm hit our area, will have a major impact on cash out of the homeowners pocket.

Property Insurance policies now have deductibles for a wind loss, or wind a deductible. Depending on the policy and company, another deductible type is now at a percentage, or percentage deductible which could be 2%, 3% 4% or even higher! Watching TV or listening to the radio, we have heard how the weather stations have named storms, such as Irene or Sandy. With that the named storm deductible was created by the insurance companies. If you are not sure of why type of deductible you have, please contact a Homeowners Insurance specialist at the Allan M Walker Insurance Agency. We would be happy to explain what all of these different deductibles are and most importantly, when they go into effect.

No Coverage for my Business and 4 different Deductible Types..What Does My Property Insurance Cover?

A Home Insurance Policy will start with these six coverages:

  1. Coverage A protects the structure
  2. Coverage B protects the attached and unattached structures. Such as the garage, deck, shed, pool house ect.
  3. Coverage C protects your personal property also known as contents. Your appliances, TV'S, furniture and clothing
  4. Coverage D is for extra living expense's. Should you become displaced from your home as a result of a covered loss, such as a fire, this would pay for the additional living expenses for a hotel, or a temporary place to live while repairs are being made.
  5. Coverage E This is the liability protection of your homeowners policy. Should you be found to be legally liable for injuries that happen on your property or in your home
  6. Coverage F is medical payments. This is coverage for people who may become injured on your property.

These are just a few of the coverages found within the Homeowners Insurance policy. However each Property Insurance policy does have limitations and exclusions built into the insurance policy. Some of the items that will have coverage, but are subject to their own limits of insurance would be: gold, silver, silverware, stamps, coins, coin collections, cash, guns and antiques. Most polices are different so please compare your current policy with one of the homeowner team specialists at Allan M. Walker Insurance Agency. All of the items listed and more can be covered and protected for their full value just by adding an endorsement to do so.

There are also exclusions in the Home Owners Insurance policy. War, terrorism, intentional acts, flood and earthquake would be some of the most common exclusions found on many policies.

  • Flood Insurance - Flood insurance can be added to a homeowners protection plan, it just needs to be done on its own policy. Depending on where your home is located will influence the flood premium. The closer you are to the ocean, a river, stream and sometimes lakes can effect the premium on a flood policy. When a flood policy is purchased there is a 30 {thirty} day waiting period before the flood policy will be activated.
  • Earthquake Insurance - Earthquake insurance can also be added to your Property Insurance protection plan through by adding a rider or endorsement for this protection. Not many people know that New England has a major earthquake fault running right through us! We have been feeling more and more tremors in this area, and this protection is being considered by many homeowners. Our earthquake premiums are not like you hear of out in California.

After a loss is not the time to find out what type of deductible you have or what may or may not be excluded within your policy. Even if you have a business, a "small" business operating out of your home be sure your protected.
